DENSIFYING RETAIL ASSETS WITH RESIDENTIAL
The Westfield team created an enviable residential development pipeline in London of close to 4,000 new homes located next to flagship destinations, Westfield Stratford City and Westfield London and the proposed development in Croydon.
The team created the masterplans to include residential, alongside the retail, dining and leisure offer and other mixed-uses including offices, hotels and student accommodation. The new proposed homes are in the most connected areas of London and benefit from the large inward investment which has delivered wide-scale regeneration, for which the Westfield centres have been a major catalyst.
WESTFIELD STRATFORD CITY
The £670m private rented scheme (PRS) development to deliver 1,200 new homes next to the centre is currently under construction and is one the largest single-site PRS schemes in London.
The new homes will benefit from a suite of amenities including a residents’ gym, swimming pool, workspace and high-quality public areas.
75% of the development was sold to a subsidiary of the Canadian public pension fund PSP Investments and global real estate company QuadReal with 25% retained by Unibail-Rodamco-Westfield.
Phased completion and a delivery expected post 2023.
WESTFIELD LONDON
A luxury residential development with over 1,500 new homes will be located next to Westfield London.
86 new affordable homes have already been delivered as part of the expansion of Westfield London. The development was handed over to the London Borough of Hammersmith and Fulham and L&Q.
CROYDON, UK
Up to 1,000 new homes form part of the South London mixed-use development in Croydon.
